Chandler Garvey has been involved with the residential sector for many years, selling sites for development and office buildings for conversion and therefore it was a very natural step for us to launch a residential division in 2021, with a new homes agency service so that we can be involved in the full life cycle of the development.

We have a sophisticated marketing process, including a proprietary agency database system with a dedicated residential function and already use platforms like Rightmove and Zoopla to market all our commercial property, so selling new homes is a small but important step.

We have long established relationships within the residential development community and our Property Management service has for several years been undertaking residential block management, either directly or “white labelled”.

GLYNSWOOD, GREEN HILL, HIGH WYCOMBE
"We took a call from a private landowner about 6 years ago, who owned a 5 acre site on the northern edge of High Wycombe that form part of the Green Belt and AONB but adjacent to existing housing. This call coincided with a call for sites generated by the review of the Wycombe Local Plan, where the local authority had asked landowners to identify sites that might be suitable for redevelopment in the future. Chandler Garvey made a submission to this process and at the same time started an off market dialogue with a well-known regional housebuilder about an option agreement, in the knowledge that it would take some years and significant cost to bring the site forward for development and the landowner was unable to fund these costs. With an option agreement in place, the site was promoted for development and eventually the local authority included the site within the draft Local Plan is a site suitable for up to 50 dwellings and the plan was adopted in 2019. A full planning application is currently under consideration, but the principle of development has been established. "

"Acting on behalf of the Royal Grammar School, Chandler Garvey was appointed to assess the development potential of a substantial 6 bedroom residential property that was being used for teacher accommodation but that had fallen into disrepair and was no longer fit for purpose. Over a period of time we worked with the school to develop a number of scenarios, working with planning consultants, leading to the grant of a planning consent for 14 apartments. We then took the development opportunity to a select number of developers and it was bought by Ridgepoint Homes and they completed the development in the spring of 2021. "
