Delivering full occupancy across a high-quality industrial scheme
Chandler Garvey has completed the letting of all units at B2–B4 Lincoln Road, Cressex Business Park, High Wycombe, securing full occupancy across a 10,880 sq ft industrial development and refurbishment scheme.
The scheme comprised two newly constructed warehouse units totalling around 6,000 sq ft, alongside a fully refurbished existing unit of 4,880 sq ft. Following a targeted marketing campaign, we secured lettings to Adaptive Aerospace Ltd and Motor Parts Direct, achieving the landlord’s asking rent on both transactions.
Reading the Cressex Business Park market
We launched the campaign at a time when demand for quality industrial space continued to outstrip supply across the South East. Our experience of the Cressex Business Park market — one of Buckinghamshire’s most established industrial locations — told us that occupiers were increasingly focused on quality: modern specifications, better energy performance, and layouts that actually work operationally, not just square footage.
That local knowledge shaped the strategy from the outset. New-build units would appeal to occupiers wanting a blank slate; the refurbishment would suit a business that valued an established location without the cost of ground-up construction. Combining both meant the scheme could appeal to growing local businesses and larger regional or national occupiers at the same time.
Matching the right occupiers to the right units
Adaptive Aerospace Ltd, a specialist engineering and aerospace business, took one of the units — reflecting the wider demand we’re seeing from advanced manufacturing and technology-led occupiers for high-quality premises. Motor Parts Direct, one of the UK’s leading automotive parts suppliers to garages and repair centres nationwide, took another — a national brand choosing Cressex Business Park for its distribution and trade counter needs.
Securing both a specialist regional operator and a recognised national name in the same scheme says as much about the location as it does about the buildings themselves.
The outcome: asking rents achieved, full occupancy delivered
Both transactions completed at the landlord’s asking rent, despite ongoing economic uncertainty and rising occupational costs across the sector. That outcome gave our client confidence that the investment in new-build and refurbishment work had paid off, and it’s delivered secure income across the scheme from day one of full occupancy.
The result reinforces Cressex Business Park’s position as one of the region’s premier industrial locations, and it’s the kind of outcome we look to repeat for clients considering development or refurbishment strategies across Buckinghamshire, Bedfordshire and Berkshire.
