The Wyke, Gerrards Cross

In March 2022 we were excited to bring to the market The Wyke in Gerrards Cross, an attractive three-storey, detached Edwardian property located within the village centre that had, until recently been used to provide supported living.

Whilst The Wyke remained covid-free throughout the pandemic, the combination of ageing and increasingly infirm residents and an inability to admit new residents led the Trustees to take the difficult decision to close the operation. At the end of 2021, the remaining two residents were happily moved to other local establishments.

Working closely with the trustees of the registered charity The Abbeyfield Gerrards Cross Society Limited and the charity law team at Hunters Law LLP we marketed the property in line with Charity Commission guidelines.

This was a unique opportunity and there was considerable interest with a number of bids being received. After a highly selective process, our client accepted an offer from a purchaser who intends to convert The Wyke into a facility providing community services, ensuring the property can continue to be used by local residents.

It was important for our clients to find a buyer that will ensure the property will continue to serve the local community and the purchaser was selected given its high regards for social and environmental impact.

The trustees have since started discussion with the charity The Heart of Bucks with a view to them providing their expertise to ensure the proceeds of the sale are applied to achieve the maximum benefit to the local community.
