Rent is the amount paid to your landlord for occupying the property, and on most commercial leases it’s paid quarterly in advance — on the usual English quarter days, rather than monthly as is common with residential lettings. The rent itself is agreed as part of your lease and is typically reviewed periodically to reflect the market at that time. This is called a rent review and your lease will detail when the rent reviews are due and the terms surrounding them. It is important that you take this into account when signing your lease so you can prepare for any changes throughout the term.
